What’s Happening: 3rd Quarter 2022
CRED supports and empowers RBA members who are in real estate, development, and construction through networking, resource sharing, education and advocacy.
The new Co-Chairs for CRED are Michael Chang, Howard Hanna Rand Realty/Rand Commercial, and Tivona Cunningham, PTS Contracting. They have a vision for the future of CRED: meetings consisting of on-location events, participation from town officials, and panels of speakers who are experts in real estate, development, lending, government, and planning.
During the July Round Table discussion, each introduced themselves and how they saw the future of CRED. The attendees were asked to identify what they would like to see for future topics.
The September CRED Council meeting was hosted at the newly remodeled RCC Hospitality & Culinary Center in Nyack, where we heard from RBA Members about Commercial Real Estate and happenings in Rockland County. Speakers were Mark Davidoff, Director of the RCC Hospitality & Culinary Arts Center, and Joseph Rand, Chief Creative Officer, Howard Hanna Rand Realty. Afterward, Mark led the group on a tour of the facilities.
The October 25th meeting will include Orangetown Supervisor Teresa Kenny with an update on happenings in Orangetown and Rick Tannenbaum, a realtor with Houlihan Lawrence Commercial Real Estate and a writer for the Rockland Business Journal,
Our Economic Development/Government Affairs Council addressed some very prominent subjects that we expect will influence our plans for a legislative agenda to be discussed at our 4th quarter meetings.
A major topic of conversation centered around the state’s Climate Leadership & Community Protection Act. There are concerns, in many quarters, that the timelines for achieving the goals of this act are too aggressive and that it could cause major disruptions in the labor market. Also, that the current plan lacks a complete cost analysis and plan for grid reliability. In fact, four major NY organizations have come together to advance a “realistic, achievable joint roadmap to meet CLCPA goals.” Those groups are The Business Council of New York State (the RBA is a member of this organization), the Independent Power Producers of New York, the New York State AFL-CIO and the Building & Construction Trades Council.
We also took a look at the outcome of the state’s primaries; who won, who lost and why. And, what effect those outcomes could have in the November elections.
Another hot topic was the MTA’s planned Congestion Pricing Plan that could result in Rocklander”s having to pay as much as $23 more in tolls each time they drive south of 60th Street. One of the goals of this plan is to get commuters out of their cars and into public transportation. Unfortunately, Rockland comes up extremely short when it comes to public transit. And, what’s more, we already have a $40 million a year value gap with the MTA. Gov. Hochul supports this plan, yet she might be the only one who can provide us with relief from it’s onerous effects. We will continue to address this issue in the next quarter.
Our Hospitality & Tourism Alliance heard some very thorough and positive reports from several sectors. Bruce Tucker, Mayor of Piermont, was particularly upbeat when speaking about the new restaurants coming to the village. He was extremely positive when discussing how a landmark business, Otto’s Garage was being converted into a restaurant. It was exciting to hear how this project was moving forward and how the village’s tourism business is expected to grow as a result of the new restaurant openings.
Joseph Rand, a member of the Nyack Village Board and Chair of the Mayor’s Business Council, gave us an especially detailed look at the Village’s issues and opportunities as it emerges from the effects of the Covid crisis. Nyack has a truly dedicated group of business people who have great resilience and vision. And, there is a good working relationship with the village government. We look forward to a continued strong relationship with our riverfront communities.
One of Nyack’s most important entities is Rockland Community College’s Hospitality & Culinary Arts Center. The RBA has been an advocate for this facility since it’s early stages of conception and believes it will make major contributions to the world of culinary arts and the workforce needed to operate it’s food service facilities. We were privileged to get a report on the status of the innovative partnerships already being established. The report was given by Dr. Beth Coyle, VP of Operations at the college; Kevin Stump, VP, Economic Mobility & Workforce Innovation and Marc Davidoff, Director of the Center.
Green Council Discussion on Rockland’s Water Emergency.
On September 13 the Green Council hosted a round table discussion on water issues in Rockland County. Bill Madden of Veolia, the Sponsor for Green Council, provided an update on the status of the water supply and steps being considered by the County Executive in anticipation of a prolonged drought. Measures included banning watering of lawns and instituting, if needed, tiered water rates which would discourage excessive water use through out the county. Interestingly, a day or so after our meeting Rockland declared an end to the water emergency.
The roundtable discussion included measures that builders can employ to properly size distribution systems, particularly domestic hot water systems in homes and multifamily projects to reduce overall water demand. Water consumption with efficient distribution design can reduce water consumption by 30% or more with no sacrifice in comfort or convenience, with an added benefit of lower domestic water heating costs. We hope to have follow up discussion on this topic with industry experts sometime next year.
After being off for the summer HR Connexions was back in September with an open forum meeting where all RBA members were welcome.
We had a great discussion with business owners sharing their perspective with HR and seems each company has responded in their own unique ways to the pandemic and the aftermath in the workplace. The group discussed topics around what attendees were experiencing from their workforce and included:
- The impact the economy was having on employees
- Compensation challenges for new hires and current employees
- Re-engagement – getting employees back into the office and be productive
- The Revolving Door – why employees are willing to quit
- Creating an environment around psychological safety
HR Connexions recently conducted a survey of existing HR participants and among the questions asked was whether or not attendees would like in-person meetings and based on the responses, we will keep our meetings on ZOOM for now.
We will be posting our meetings on the RBA calendar so that you can keep abreast of when we are having our meeting since we don’t meet every month. Our meetings are every other month, 5x a year, in February, April, June, September, and November.

Part of having a healthy financial outlook is educating yourself on the potential risks to your finances that are out there. The risks presented were those associated with fraud schemes and scams which may potentially negatively impact your banking relationship and overall financial health. Knowing what to look for and how to avoid these potential fraud risks will help you build a stronger financial outlook.
We discussed different types of scams, who is a target, and how to avoid being one. Some of the most common types of scams are Telemarketing Fraud, Phishing Scams, Family Emergency Scams, Romance/Online Dating Scams and Advanced Fee Scams. The best ways to protect yourself are: KNOW who you are dealing with. UNDERSTAND FULLY the transaction you are conducting. NEVER provide your personal information in response to an unsolicited request. VERIFY the Contact is legitimate by contacting the financial institution yourself. NEVER provide your password over the phone or in response of an unsolicited internet/email request
